What is Urban Space?+
Urban Space is a 100% broker-free real estate platform in India. Property owners list their flats, houses, plots, PG accommodations and roommate openings directly. Buyers, tenants and seekers connect with the actual owner — no middleman, no brokerage, ever. The platform is free for all parties: there is no fee to list, no fee to browse, no fee to call, no fee to chat, and no commission on any transaction.
How is Urban Space different from 99acres, MagicBricks, NoBroker or Housing.com?+
Most major Indian property portals allow brokers to list properties under "Owner" tags or charge owners for "verified" badges. Urban Space hard-blocks brokers at signup using a self-declaration checkbox, name and email heuristics, and community reporting. We do not run "premium listing" upsells, and we do not charge brokerage from any party — buyer, tenant, owner or seller. The trade-off: fewer total listings than incumbent portals, but every listing you see is from a real owner.
Is Urban Space really free for owners?+
Yes. Listing a property is free. Receiving leads is free. Direct in-app chat with buyers and tenants is free. Scheduling property visits is free. There are no premium upgrades, no featured-listing fees, and no commission on any successful transaction. We do not charge owners. We do not charge buyers. Our promise is to remain broker-free and free-for-all-users.
How does Urban Space prevent brokers from registering?+
We use four overlapping defenses. (1) A mandatory broker-free declaration at signup with legal weight under IPC §415–420 and applicable RERA provisions. (2) A hard block if the user self-identifies as a broker. (3) Heuristic detection of broker-style names and emails ("realty", "realtors", "consultancy", "estates", "associates" etc.) — flagged accounts must reconfirm. (4) One-tap community reporting on every listing, with admin review and permanent ban + IP/device blacklisting for confirmed offenders.
What happens if a broker is found on Urban Space?+
Their account is permanently banned. Their listings are removed. We pursue legal action under Sections 415, 416, 417, 418 and 420 of the Indian Penal Code (cheating and fraudulent inducement of property), as well as the relevant state Real Estate Regulatory Authority (RERA) Act provisions for unregistered real-estate intermediaries. False ownership declaration is a punishable offence, not a minor terms violation.
How do I report a suspected broker?+
Open the property page, scroll to the bottom of the owner card on the right, and tap "Suspect this is a broker? Report — anonymous to owner". You can add an optional reason. Reports are anonymous to the seller and reviewed by our admin team within 24 hours.
Can buyers and tenants see the owner phone number directly?+
Yes. After signing in (which is free), seekers can tap "Reveal owner phone" on any property page. The owner is notified that you wanted to contact them, your phone number is shown to them on their leads dashboard, and you see their phone number to call directly. There is no "premium reveal", no token cost, no waiting period.
How do I list a property on Urban Space?+
Sign up with your email and phone (about 30 seconds). Click "List property" in the top nav. Pick what you are listing — sale, rent, PG or roommate. Upload at least one real photo of the property (this is mandatory; listings without real photos are rejected). Fill in title, description, price, locality, city and state. Publish — it goes live instantly.
Are property photos mandatory?+
Yes. You must upload at least one real photo of the property before publishing. We do not accept stock photos, watermarked listings copied from other portals, or AI-generated room shots. You can upload up to 12 photos per listing — JPEG, PNG or WebP up to 5 MB each.
Does Urban Space cover Mumbai, Bangalore, Pune, Delhi, Hyderabad and Chennai?+
Yes — Urban Space is available pan-India. Search by locality (e.g. "Koregaon Park", "Bandra West", "HSR Layout", "Indiranagar") or city (e.g. "Pune", "Bengaluru", "Mumbai") on the home page. The locality-first search ranks results by how closely they match the area you typed, not by who paid the most.
Can I find a roommate or shared flat on Urban Space?+
Yes. Tap the "Roommate" tab on the home page. Owners or current occupants list shared flats with available slots — you message them directly, see their phone number after revealing contact, and arrange a visit through the in-app meeting scheduler.
Is there a PG / hostel section?+
Yes. Tap the "PG / Hostel" tab. Listings show price per bed per month, gender (male / female / any), available beds, and full amenities. You can filter by city and locality.
Does Urban Space have an Android or iOS app?+
Urban Space is a Progressive Web App (PWA). Open urbanspace.services in Chrome on Android (or Safari on iOS), then tap "Install app" or "Add to Home screen". You get an app-like icon on your home screen, full-screen experience, and instant push notifications when someone explores your listing — without going through the Play Store or App Store.
Will I get notifications when someone explores my property?+
Yes. After signing in, click "Enable notifications" on your dashboard. Once allowed, you receive a Web Push notification (works on Chrome, Edge and Android) the moment a buyer or tenant explores your listing or reveals your contact. You also see all explorations in your leads dashboard with the visitor's name, phone and timestamp.
What is the legal basis for the broker ban?+
Brokers and property dealers in India are required to register with the relevant state RERA authority. Acting as an unregistered intermediary, or posing as the actual owner of a property while collecting brokerage, is fraud under Sections 415–420 of the Indian Penal Code (cheating and fraudulent inducement). Urban Space's broker-free declaration becomes part of your binding terms of service at signup, providing both contractual and statutory grounds for action.
