By using Urban Space (the “Platform”) you agree to these terms. If you do not agree, please do not use the Platform.

1. Eligibility

You must be at least 18 years old. You must be the actual owner of any property you list, or a genuine seeker of property. Brokers, agents, dealers, intermediaries and any party acting on commission are not permitted to use Urban Space.

2. Broker-free declaration

At signup you legally declare that you are not a broker and will not charge brokerage. False declaration is a punishable offence under Sections 415–420 of the Indian Penal Code and the relevant state RERA provisions. Urban Space may permanently ban your account and pursue legal action.

3. Listing accuracy

You are responsible for the accuracy of your listing — including ownership, photos, price, location and availability. Misleading listings will be removed and may attract action under IPC §415–420 (cheating).

4. Direct contact

Phone numbers and chat are provided to enable direct, broker-free contact. Misuse (spam, harassment, impersonation) will result in suspension and may be reported to law enforcement under the IT Act 2000 and IPC §503–506.

5. No brokerage — ever

Urban Space charges zero brokerage from any party. We earn nothing from successful transactions. If anyone on the Platform asks you for brokerage, do not pay and report them immediately.

6. Liability

Urban Space is a platform that connects parties. We are not party to any transaction between users. We do not guarantee the legal title of any property; users must conduct their own due diligence.

7. Termination

We may suspend or terminate any account for violation of these terms. Repeat violations or fraudulent activity may be reported to law enforcement.

8. Governing law

These terms are governed by the laws of India.
