Why brokers cannot use Urban Space

Urban Space exists for one reason: to let actual property owners and actual home seekers connect directly, without middlemen and without paying brokerage. This page explains the policy in plain language — for sellers, owners, buyers and tenants.

For sellers and owners

If you list a property here, you are legally declaring you are the actual owner (or an authorised family member of the owner). You will not collect brokerage from buyers or tenants. If you are found posing as an owner while acting as a broker, your account will be permanently banned and we will pursue action under Sections 415–420 of the Indian Penal Code (cheating and fraudulent inducement of property), as well as the relevant state RERA Act provisions for unregistered real-estate intermediaries.

For buyers and tenants

If anyone on Urban Space ever asks you for brokerage, finder's fee, commission or any payment in exchange for a property — do not pay. Report them immediately using the “Report broker” button on the property page. The same legal protections apply: collecting brokerage while posing as an owner is fraud under IPC §415–420 and a violation of RERA.

How we keep brokers out

  1. A mandatory broker-free declaration at signup that becomes part of your legal contract with us.
  2. Hard blocks on accounts that self-identify as brokers or agencies.
  3. Heuristic detection of broker-style names and emails — flagged accounts must reconfirm.
  4. Community reporting — one tap on any listing.
  5. Permanent ban + IP/device blacklisting for repeat offenders.

Our promise

Urban Space will never charge brokerage from any user — buyer, seller, tenant or owner. Not now, not ever. Listing is free. Browsing is free. Direct contact is free. Chat is free. Visit scheduling is free. There are no “premium” or “featured” paid upgrades that put owners at a disadvantage.
