Yes. We charge zero brokerage. There is no fee, ever, for browsing listings or revealing the owner's contact. Owners and builders also list completely free. Our long-term plan is to monetise via optional premium tools — never via brokerage.

On any property page, click "Reveal owner phone" — once you sign in, the owner's number is shown immediately. The owner is also notified that you viewed their listing. From there you can call, chat in-app, or schedule a visit.

Every owner signs a "broker-free declaration" at signup that is legally binding under IPC §415–420. Our system also flags broker-sounding names/emails for manual review. Plus, every listing has a "Suspect this is a broker?" button — community reports keep the platform clean.

Use the "⚠ Suspect this is a broker? Report" button on any listing. Our admin team reviews every report and removes confirmed brokers permanently. Repeat offenders may face legal action.

Yes — every project comes from a RERA-registered builder. We pull from the public MahaRERA registry and the builder's own website, then show their direct sales line. You always speak with the builder's own team, never a broker.

About 5 minutes. After signing up, click "+ List property", upload at least one photo, fill in the basics (price, locality, BHK, amenities), and submit. Your listing goes live instantly.

No. Listing is free. Receiving leads is free. Chat is free. Visit scheduling is free. Push notifications are free. Forever.

It depends on the listing quality (photos + locality + price), but most active listings receive 3–10 enquiries in the first week. Locality-first search means the right buyers find you fast.

Yes. Go to "My listings" in your dashboard, click the listing, then "Edit". You can update photos, price, status, or remove it entirely.

Then you cannot use Urban Space. By signing up you legally declare you are the actual property owner. Brokers, agents, dealers, middlemen — all permanently banned at registration. False declaration is a punishable offence.

PG listings come from public Google Maps data — names, locations, ratings, and where available, phone numbers. We display Google's star rating + review count so you can sense-check the place before calling. PG operators can claim or remove their listing via the takedown form.

No — we are a directory, not a booking platform. We give you the PG name, address, photo, rating and phone number. You call the PG owner directly to discuss rent, food, rules, and availability.

Public records — your MahaRERA registration + your official website. We do not republish your marketing copy verbatim; descriptions are written in our own voice and any image is sourced from your public site's open graph metadata.

Use our builder takedown form. Any authorised representative — founder, marketing head, legal — can request edits or removal. We action requests within 48 hours.

Three layers: (1) self-declaration block — the signup form refuses anyone who ticks "I am a broker"; (2) heuristic block — names/emails containing "broker", "realty", "consultancy", etc. trigger a confirmation challenge; (3) community reporting + admin review. Confirmed brokers are removed and may face legal action.
